This road divides Sector 18 & 20, this is main road of both pockets and pockets along with this road are known as premium pockets. Pocket E is also located on 100 meter road and adjacent to Pocket D, Pocket A as well as pocket F. The minimum roads in pocket E is 18 meter where optional roads are 24 meter, 45 meter and 100 meter. There are 4 parks. There is canal side wide greenbelt as well. There are approximate 512 plus plots in pocket E. The approx dimension of 1000 sqm plot in Pocket E is 22 x 45 meters approx. The corner plots dimension may vary as normally corner plots are larger in size. The Circle Rate in this pocket is Rs. 25900/- per sq meter. The Airport site is just 8 to 10 KMs from here where distance The distance from Pari Chowk is around 20 KMs from pocket C. When it comes to resale price then at present the resale price is 55000 per sq meter, it may increase in future.

Allotment Rate & History of Pocket E : These plots were allotted at the rate of Rs. 4750/- per sq meter in year 2009. The cost of 1000 sqm plot in year 2009 allotment was 47.5 lacs, where Farmer compensation of 1330/- per sq meter was added later. These Plots were allotted in three payment plans: a) Down Payment where 100% was deposited b) 50-50 Plan where 50% payment was deposited and rest was adjusted in installments. C) 30-70 Plan where 30% payment was deposited and rest was adjusted in installments.
Que: What is One time lease rent? Does it affect registry cost? How much it is? Answer: The one time lease rent is 10% of the allotment cost which is Rs. 4.75 lakhs for 1000 sqm plot. The allottee need to submit this during the time of registry/ possession. Allottee will get offer of possession and notification for registry where he will be asked to submit this and get his registry done.
Que. What is the cost of Transfer & Registry of these Plots? Answer: The transfer & Registry cost of these plots is Rs. 25 lakhs approx. Where Transfer and Registry Charges are as below: Transfer Charges= Rs. 10.3 Lakhs (Where YEIDA DD is Rs. 8.32 lakhs for 1000 sqm plots) Registry Charges= Rs. 15 Lakhs (Where stamp charges are 12.25 lakhs for 1000 sqm and processing fees is Rs. 1.75 lakhs) *Rest of the charges are other miscellaneous charges along with lawyer fee.
The stamp and registry cost will increase if there are preferred location charges are 5% of the allotment rate for Corner, Park, Wide roads - 18 meter, 24 meter and 45 meter road for each PLC. For one PLC charges are 5% extra, for 2 PLCs these are 10% and for 3 PLCs charges are 15% which is maximum.

YEIDA Authority Plots are premium plots and are best with very low maintenance. The wider roads and big parks and greenery all around make this infrastructure best among other builder’s project. The big project plans like Airport construction, Industrial development are under construction and in progress where work in progress for many several projects like film city, metro, high speed train, airport metro, connectivity of Eastern Peripheral with Yamuna Expressway. Keeping all these things in mind, I don’t see any other region better than this. I expect 50% to 100% appreciation in next 2 to 3 years, in next 5 years, it could be 150% and in next 10 years, it could be 300% to 400% - Pradeep
