Pocket U, Sector 20, 500 sqm YEIDA Residential Plots, Yamuna Expressway
[Updated Jan25] There are residential Plots of 500 sqm in Pocket U on Yamuna Expressway and it is located just opposite of upcoming Film City. Surrounding roads on two sides of pocket U are 60 meters and other two sides are 45 meter. The distance from Noida International Airport site is approx 11 KMs from Pocket U. There are approx 412 plots in Pocket U in Sector 20 where default road size is 18 meter and options of 24 meter, 45 meter and 60 meters also available and there are around 6 Parks and greenbelts on 45 meter and wider roads. The dimension of the most of the plots in pocket U is standard which is 16 meter x 31.5 meter. The corner plots dimension may vary. The Circle Rate in this pocket is Rs. 25900/- per sq meter. From connectivity point of view, pocket is connected with Yamuna Expressway via 60 meter road which is passing through pockets of 1000 meter plots pockets A & B, also from B & C, the pocket is also connected with the proposed film city by 45 meter road along the canal road. The Airport site is just 8 to 10 KMs from here where distance from Pari Chowk is around 24 KMs. When it comes to resale price then at present the resale price starts from 60000 per sq meter it may increase in future.

Allotment Rate & History of Pocket S : These plots were allotted at the rate of Rs. 4750/- per sq meter in year 2009. The cost of 500 sqm plot in year 2009 allotment was 23.75 lakhs, where Farmer compensation of 1330/- per sq meter was added later. These Plots were allotted in three payment plans: a) Down Payment where 100% was deposited b) 50-50 Plan where 50% payment was deposited and rest was adjusted in installments. C) 30-70 Plan where 30% payment was deposited and rest was adjusted in installments.
Que: What is One time lease rent? Does it affect registry cost? How much it is? Answer: The one time lease rent is 10% of the allotment cost which is Rs. 2.375 lakhs for 500 sqm plot. The allottee need to submit this during the time of registry/ possession. Que. What is the cost of Transfer & Registry of these Plots? Answer: The transfer & Registry cost of these plots is Rs. 14.82 Lakhs approx. Where Transfer and Registry Charges are as below: Circle Rate = Rs. 25900/- per sq meter Transfer Charges = Rs. 4.08 Lakhs approx (Where a DD is required in favor of YIEIDA, Greater Noida of Rs. 3.08 Lacs) Registry Charges = Rs. 10.34 Lakhs approx (Where 7% stamp charges are 8.61 lakhs for 500 sqm and 1% processing fees is Rs. 1.23 Lacs) *Rest of the charges are other miscellaneous charges along with lawyer fee.
The stamp and registry cost will increase if there are preferred location charges are 5% of the allotment rate for Corner, Park, Wide roads - 18 meter, 24 meter and 45 meter road for each PLC. YEIDA Authority Plots are premium plots and are best with very low maintenance. The wider roads and big parks and greenery all around make this infrastructure best among other builder’s project. The big project plans like Airport construction, Industrial development are under construction and in progress where work in progress for many several projects like film city, metro, high speed train, airport metro, connectivity of Eastern Peripheral with Yamuna Expressway. Keeping all these things in mind, I don’t see any other region better than this. I expect 50% to 100% appreciation in next 2 to 3 years, in next 5 years, it could be 150% and in next 10 years, it could be 300% to 400% - Pradeep Singh
