There are residential Plots of 300 sqm in Sector 18 allotted in 2009 and even after that. The Pocket I in Sector 18 is located on prime location near Yamuna Expressway. There is direct connectivity from Yamuna Expressway as well as YEIDA ring road. There are premium pockets J, 5A, 7A nearby. The roads are 12 meter wide and optional roads are 24 meters wide, where there is direct connectivity from 100  meter Yamuna Expressway service road.

Allotment Rate & History of Pocket I: This pocket was located in Sector 20 before year 2014 near village Parsaul but after farmer unrest this was shifted to Sector 18. The plots were allotted at the rate of Rs. 4750/- per sq meter in year 2009. The cost of 300 sqm plot in year 2009 allotment was 14.25 lacs in down payment while cost was higher in other two plans because of payment plan interest. Also, the farmer compensation of 1330/- per sq meter was added later. These Plots were allotted in three payment plans:  a) Down Payment where 100% was deposited  b) 50-50 Plan where 50% payment was deposited and rest was adjusted in installments. C) 30-70 Plan where 30% payment was deposited and rest was adjusted in installments.

 

 Resale Prices : Resale price is between 65000 to 85000 per sq meter.

 

Que:  What is One time lease rent? Does it affect registry cost? How much it is?

Answer: The one time lease rent is 10% of the allotment cost which is Rs. 142500/- for 300 sqm plot. The allottee need to submit this during the time of registry/ possession. Allottee will get offer of possession and notification for registry where he will be asked to submit this and get his registry done.  - Pradeep. 

 

Que. What is the cost of Transfer & Registry of these Plots?

Answer: The transfer & Registry cost of these plots is Rs. 9 Lakhs approx. Where Transfer and Registry Charges are as below:

                                       Circle Rate = Rs. 25900/- per sq meter

                                       Transfer Charges = Rs. 2.55 Lakhs approx (Where a DD is required in favor of YIEIDA, Greater Noida of Rs. 1.95 Lacs)

                                       Registry Charges = Rs. 6.5 Lakhs approx (Where 7% stamp charges and 1% processing fees)

                                       *Rest of the charges are other miscellaneous charges along with lawyer fee.

 

The stamp and registry cost will increase if there are preferred location charges are 5% of the allotment rate for Corner, Park, Wide roads (18 meter, 24 meter and 45 meter road for each PLC). For one PLC charges are 5% extra, for 2 PLCs these are 10% and for 3 PLCs charges are 15% which is maximum.  - Pradeep.

Que:  What is the process of Possession?

Answer: The physical possession is given once Authority issue Possession Letter. It is issued after allottee submit all dues, clear outstanding and get his registry done. It is normally given after the registry is done.  - Pradeep.

 

Que:  What are option of Bank Finance in these plots in resale?

Answer: All nationalize Banks give loans in resale but only on registered Plots.  Mostly nationalize banks give bank loan up to 70% but ICIC and HDFC banks gives up to 90% of the agreement to sale value. Some national banks consider only circle rate value as well as agreement to sale value.  - Pradeep. 

 

Que:  What is the current status of development and progress in Pocket I?

Answer: At Present as per  99% plots have been given possession. Mostly, around 70% plot owners have done registry for their plots, there is lot of development in the pocket as Authority have done plantation in the parks, there is boundary wall constructed and painted beautifully for parks. Around 8 property owners have done boundary wall/ completion on their plots and more plot owners expected to start in next few days.  - Pradeep.

Que. What appreciation is expected for YEIDA Plots, What could be the price after 3, 5 or 10 years?

Answer: Yamuna Expressway region is one of the best investment zone. YEIDA Authority Plots are premium plots and are best with very low maintenance. The wider roads and big parks and greenery all around make this infrastructure best among other builder’s project. The big project plans like Airport construction, Industrial development are under construction and in progress where work in progress for many several projects like film city, metro, high speed train, airport metro, connectivity of Eastern Peripheral with Yamuna Expressway. Keeping all these things in mind, I don’t see any other region better than this. I expect 50% to 100% appreciation in next 2 to 3 years, in next 5 years, it could be 150% and in next 10 years, it could be 300% to 400% - Pradeep
