Sector 20 YEIDA Plots (Residential):
[Updated Apr 2026] YEIDA Residential Plots in Sector 20 were launched in year 2009, These plots were of size 300 sqm, 500 sqm, 1000 sqm, 2000 sqm and 4000 sqm and were launched with the price of Rs. 4750/- per sq meter. The 4000 sqm plots are located in Pocket A where 2000 sqm plots are located in Pocket B. The 1000 sqm plots are located in 3 pockets and these are C, D and E. The 500 sqm plots are located in 5 pockets, these are Q, R, S, T and U. The 300 sqm plots are located in F, G, H, K, L, M, N, O and P. In starting I and J were also part of Sector 20 but these were later shifted in Sector 18.

Que . What are unregistered Plots, Can these be transferred? Answer: Any plot where registry is not yet done is called Unregistered plot. There are two categories of unregistered plots, one is where offer of possession is received by owner and registry is not yet done, Second is where offer of possession is not yet received and development work is in progress or not started on plot/ pocket or sector. Unregistered plots in Sector 18 & 20 of sizes 300 sqm, 500 sqm, 1000 sqm, 2000 sqm and 4000 sqm (allotted in Year 2009 scheme) are transferrable through proper authority TM (Transfer of Memorandum). It was Rs. 1330/- per sq meter. It was 3,99000/- and was added in the payment plan of allottees. An EMI of around 49000/- was added in the payment plan. YEIDA Authority Plots are premium plots and are best with very low maintenance. The wider roads and big parks and greenery all around make this infrastructure best among other builder’s project. The big project plans like Airport construction, Industrial development are under construction and in progress where work in progress for many several projects like film city, metro, high speed train, airport metro, connectivity of Eastern Peripheral with Yamuna Expressway. Keeping all these things in mind, I don’t see any other region better than this. I expect 50% to 100% appreciation in next 2 to 3 years, in next 5 years, it could be 150% and in next 10 years, it could be 300% to 400% - Pradeep Singh
Que. What is the progress on upcoming film city, By when it is expected to be ready or inaugurated? Answer: The film city is coming up in Sector 21 on Yamuna Expressway. So far the land is allotted to Boni Kapoor and Bhutani consortium, The maps and plans were approved in June 25. The leveling of land was started and some activities on the land can be seen.
